Homeownership....advice needed!

Anyone, have any ideas or suggestions or professional advice....I own a home, mortg is past due about 12,000 currently up for short sale but very tricky to sell and prob wont go thru as of now. payments are about 1900. gonna hit forclosure at some point. looking to rent out but payment is so high. cant refi or modify the loan until its caught up to date. just kinda stuck! HELP!
