Rent Question

If you were renting room as described below, what would be a reasonable monthly rate?

-location in busy salon, in busy town center
-cannot advertise on outside of salon (due to town zoning regulations), but free to put up signage/brochures in waiting room
-approximately 12'x12' room
-provide your own table, linens, lotions, decor
-access to laundry
-access to coffee/tea/water cooler
-room is upstairs and away from main salon, however, noise from salon area somewhat noticeable in room when salon is full

I have run into this before. I think that as long as I walk away with $50 a massage (plus tips), I have justified my time. The rest goes to the salon. I still have to do the laundry, set up, oils, etc. If they are supply the sheets, towels, oils etc., then a 50/50 split is good.

It would depend on what town it was in. Is it your own room or do you have to share? How many days is it available and what hours?

It's in Clark. I'm not sharing for right now, but if the owner finds someone else to rent the room, she may consider having us share. I don't see this happening in the foreseeable future, though. She will give me a key to the salon, so it will be available whenever I want it to be available. We have negotiated a 60/40 split, but I do want to cap the monthly rent, so if I get busy I'm not paying her $3000/month for rent! She agreed to the cap, but neither of us is certain what a good price would be, so we are both doing some research.

i agree on the 50/50 . i work in a top salon and spa .... we have a laundry service and product is supplied for us including lubricant, sheets, towels etc and we receive 42% plus a few dollar service fee because of everything being provided for us including receptionist to book and confirm appointments. If my set up was the sameas u described, 50/50 would be suffice.
